610 Bunker Ave, Kellogg, ID 83837
The property had been unsuccessfully marketed for sale by various other brokers over the previous 5 years, including an auction that resulted in no bids. While the ski resort was well known and highly regarded in the region, it was not profitable and required capital improvements and cosmetic upgrades to remain competitive. Additionally, the property encompassed much of the former Bunker Hill Mine, an Environmental Protection Agency (EPA) superfund site.
The Land Advisory Group, together with colleagues in Cushman & Wakefield’s Portland, OR and Boise, ID offices launched an aggressive marketing campaign that generated multiple offers. The competitive bidding process increased the prices that prospective buyers were willing to offer and ultimately resulted in a successful transaction. The brokerage team worked with top consultants to satisfy the purchaser’s concerns regarding institutional controls associated with the EPA’s cleanup effort and required upgrades, while limiting renegotiations and ensuring a successful close of escrow.
